On occasion, where a situation or scenario is presented to us that may not suit a typical 'traditional' purchase, we take a more flexible and creative approach to create a win-win scenario for both parties.
DELAYED PURCHASE
This is where we agree to purchase the property over a period of time.
We would for example, take the property over immediately under a Management Agreement, freeing the owner from ALL financial liability.
We then agree to purchase the property within an agreeable timeframe at a pre-determined price.
This can work wonders when a property is struggling to sell on the open market, and/or an owner is struggling to keep up with the financial commitments and is unable to wait for/risk a traditional purchase to complete.

PHASED DISPOSAL
Similar to Delayed Purchase but with multiple properties.
We are typically seeing this scenario more since the recent introduction of the Section 24 tax changes for Landlords.
In this scenario, we are able to help Landlords with larger portfolios dispose of their assets in a phased approach to benefit from their Capital Gains Tax allowances.
An example structure would be where we take control of the entire portfolio on day one under a Management Agreement and commit to a future timeline of purchases that maximises tax efficiency for both parties.
